Art Shoppe Development History

Freed Developments purchased the Art Shoppe property within the past 2 years to develop the site for condominium and retail space. Since that time, Freed Developments has appealed to the OMB the denial by City Council for an application to build two condominium towers: 38 storey & 29 storey, connected by 6 storey podium.

SERRA’s basic concerns

  • Neighbourhood impact to residents on Hillsdale Ave. and Soudan Ave.
  • Impact to Yonge street streetscape
  • Density at 9 times that zoned by the City
  • Building height and resulting shadow impact
  • Transition impact to residents east of building site and businesses south of the building site

What SERRA is doing

  • SERRA has participated in the pre-hearing conference and has registered as “Party” status.
  • SERRA has hired an urban planner as their expert witness
  • SERRA will participate in mediation starting in mid-June
  • SERRA will be actively campaigning with residents of Hillsdale Ave. and Soudan Ave. to help with funding for the urban planner as an expert witness
  • SERRA will only update residents to the extent permitted by confidentiality agreements as “Party” status as per OMB governance

This application is before the Ontario Municipal Board (OMB). City Council no longer has jurisdiction.
A hearing date has been set for February 20th, 2014 at 10am at the Ontario Municipal Board, 655 Bay Street,16th Floor, Toronto.

City Planning has received an application for the property 2131 Yonge Street & 32 Hillsdale Ave E, the former Art Shoppe, to amend the Zoning By-law and Official Plan in order to permit redevelopment with a 38-storey north tower and a 29-storey south tower connected by a 6-storey podium.
